Booking, Parking, and Policies

  • What time is check-in and check-out?

    Check-in begins at 3:00 PM, and check-out is at 11:00 AM. 

  • Can I request early check-in or late check-out?

    Not at this time. We hope to offer this feature soon!


  • Where do I park?

    Guests have two parking options, both are parking areas operated by the Erie Parking Authority:


    1) 55 E 3rd Street Lot- Guest may park at 55 E 3rd Street Parking Lot, which is a City-operated parking lot adjacent to our building. It is a metered parking lot. Guests can follow the posted instructions in the lot to pay for their space(s).  For more information, please visit the MeterEZ website 



    2) 3rd and State Parking Garage- Guests also have access to covered parking in the City-operated parking garage across the street from our building at the corner of 3rd and State Street. For more information, please visit the Erie Parking Authority  website 


  • Is parking free or paid?

    It is paid parking only. The City of Erie owns and maintains the parking lots. 


  • Where are you located?

    We are located at 333 State Street, the only hotel in lower downtown Erie! The hotel lobby entrance is located next to El Amigo Mexican Grill and Modern Dental Group.


    We are adjacent to UPMC Hamot Hospital and Erie Insurance, and one block away from Gannon University, Erie County Courthouse, and The Children’s Museum. 


  • I see the Modern Tool Building. Where is the hotel?

    The hotel entrance is at 333 State Street. It has a black awning. Look for the hotel sign out front. The State St lobby entrance is located next to El Amigo Mexican Grill and Modern Dental Group.


    Once inside, take the elevator or stairs up to the second floor.


  • Is there a front desk receptionist?

    No, we offer contactless check in. However, please call, text, or email us should you require any assistance. 

  • How do I get my door PIN code?

    We will send you a text the day of your arrival that will contain the code needed to enter into the building and your reserved room. The text should come from (814) 328-7516.

  • Do you allow same-day bookings?

    Yes. If you are interested in booking a room after 8pm EST, please note that you must book online. Same day bookings cannot be taken over the phone between 8pm-8am. 


  • Are pets allowed?

    Sorry, at this time, we do not allow pets.  A $350 cleaning fee will apply if this policy is violated. Service animals are welcome, in accordance with ADA regulations.


  • Am I allowed to smoke in my room?

    All of our rooms are non-smoking. This includes cigarettes, cigars, vaping, and e-cigarettes. A $350 cleaning fee will be charged for any evidence of smoking inside rooms.


    Guests are permitted to use the courtyard area in the rear entrance of the hotel for permitted smoking. 


  • What is your cancellation policy?

    If you need to cancel, we understand. We will refund your deposit minus a 20% service fee ($50 minimum) as long as you give us at least 7 days’ notice before your arrival.

    Cancellations made within 7 days of arrival are non-refundable.


    Please note: Reservations made through third-party booking sites are non-refundable, and unfortunately, we’re unable to make exceptions to this policy.

Rooms and Amenities

  • Do you provide daily housekeeping?

    Yes, all of our non-suite rooms offer daily housekeeping. 


    If you are staying in one of our ground floor extended stay suites, daily housekeeping is not provided. Your suite is equipped with housekeeping supplies, but if you need additional supplies, toiletries, or towels during your stay, please contact us. 


  • Do you have a washer and dryer available for guests?

    Yes, should you need to do laundry during your stay, please contact us and we can provide you with access to our coinless laundry facility.


  • Do you offer free Wi-Fi?

    Absolutely. High speed Wi-Fi is included with every stay, throughout the guest rooms and common areas. 


  • Is there an elevator?

    Yes, please use the elevator in our 333 State Street Lobby to access our 2nd floor hotel.

  • I see the hotel has a courtyard. Am I allowed to use it?

    Absolutely. Please enjoy some fresh air in the courtyard, featuring historic brick pavers and shaded seating. 


  • Is there a fitness center?

    We do not have a fitness center on-site; however, guests are only a 3 minute walk away from ASCEND, which features a fitness room, yoga classes, and even rock climbing walls!   • Is there a vending machine?

    Yes! Our snack machine is located on the 1st floor, in the entrance lobby. If you are in your hotel room on the second floor, take the elevator or stairs to 1st floor. You will find the machine around the corner. 


    The machine is locally owned and operated by Savage Snacks vending and features healthy options!

Food & Beverage

  • Do you serve breakfast?

    Yes, a complimentary continental breakfast is provided with your stay. 

    Breakfast is served 6:00 AM – 11:00 AM in the 2nd floor lobby (end of the hall by hotel entrance). 


  • Do rooms have microwaves? How about mini-fridges?

    Our non-suite rooms all feature mini-fridges. They do not have microvwaves; however, guests are free to use the guest microwave on the breakfast bar in lobby. 

    Our suites feature a kitchen fully stocked with appliances and cooking amenities, including a full-sized stove, refrigerator, microwave, and dishwasher.


  • Do you have recommendations for dining, bars, or local shops, or activities?

    Downtown Erie is bursting with energy, offering something for every kind of traveler. Catch a baseball game at UPMC Park, enjoy live entertainment at the Warner Theatre, or explore hands-on exhibits at the Erie Children’s Museum. Take a stroll through Perry Square, hop between local art galleries, or spend the afternoon discovering the vibrant shops and events along State Street. Whether you're here for family fun, nightlife, or cultural experiences, downtown Erie invites you to play your way.
